What you may want to know about your new home.

 
  • How long you are planning to own your home? If you are planning to own your new home for fewer than 5 years, find out if there are any projects that could affect your property value at the time you plan on selling.
  • Does the home need major repairs?  What upcoming repairs should you plan for in the next few years. This could include water heater, furnace, roof, etc.
  • Location? Are you close to the shopping, schools, or activities you do often? 
  • What can you expect to pay on utilities? Your monthly budget of utilities will need to be considered. 
  • What repairs have been done by current owners? You may want to ask about recent repairs or any they were planning to do in the near future.
  • What have comparable homes sold for in the area? This helps give you a range of what the home may be worth.

2022 Conforming Loan Limits in California:

Here are the 2022 Conforming limits for all 58 counties in California. “One-Unit” refers to a property with one structure (ie a Single Family Residence – SFR, condo, townhouse, PUD.), “Two-Unit” is a Duplex, etc. Higher loan limits allows more people to qualify for the best available mortgage rates. The Federal Housing Finance Agency (FHFA) updates their conforming loan limits every year.
